RENTAL INFORMATION: The property is intended for use as a vacation rental between the Owner and the Guest and this agreement cannot be assigned or assumed by any other party not contemplated in this agreement.

OCCUPANCY: The occupancy limit of the property is limited to six (6). Only infants who sleep in cribs are not counted in the total occupancy. This home is intended to be rented for family vacations only, to responsible adults over 25 years of age, and is not to be used as a venue for a party or other large gathering. The Owner reserves the right to terminate or reject rental if reservation is booked under false pretenses.

RESERVATIONS: After making a reservation online, this Rental Agreement will be sent to you along with a request for a list of guests. Please provide an accurate guest count so we can ensure there are adequate toiletries and linens for your stay. Dates will be held for a period of 24 hours only to allow for return of Agreement and Guest information. If rental agreement is not returned within that time frame, the dates will be marked open and deposit will be returned.

METHOD OF PAYMENT: Upon acceptance of your reservation, 30% of the total cost of the reservation shall be billed to the guest. The remaining balance of your rental fee and all related charges are due 14 days prior to the first day of your rental term. If your reservation is within 14 days, full payment should be made at the time of reservation. We accept Visa, Mastercard, Discover and American Express.

CANCELLATION: Cancellations made within 30 days of arrival will have the choice to receive 100% of your down payment or prepaid rental amount as a credit for a future stay with us OR a 100% refund of your down payment or prepaid rental amount. If your reservation is cancelled 14 days or less before your check-in date, you will have the choice to receive 50% of your rental amount as a credit for a future stay or a full refund of 50% of your rental amount. Owner will retain 50% of the total rental as a cancellation fee. You are encouraged to purchase travel insurance to protect against unforeseen cancellations.

CHECK-IN INFORMATION: Check-in will be after 2:00pm. Please plan your trip accordingly as key code will not be released until check-in time. No check-in will be permitted until your rental account has been paid in full, including taxes and all other fees. Upon check-in you will be issued your entry code or keys to your rental property. Directions to your rental property will be included in your check-in package.

EARLY CHECK-IN & LATE CHECK OUT -Early check-in or late check out may be available depending on seasonality or demand. Please inquire as to fees and availability.

CHECK-OUT TIME & INSTRUCTIONS: Check-out occurs by 1:00 PM and is strictly enforced unless prior arrangements have been made. We must have time to clean and inspect all properties for arriving guests.  If guest does not check out at the stated time and has not made prior arrangements, Owner is authorized to charge an additional night’s rent to Guest. Please follow check out instructions as set forth in the house manual.

FURNISHINGS AND EQUIPMENT: All units are furnished with basic housekeeping supplies, cookware, flatware and small appliances. Unit also contains a washer/dryer and dishwasher. Maid service is not provided; any complementary toiletries, paper products, cleaning supplies, or food or beverage items provided are intended as a courtesy and will not be replenished during guest stay.  Bed linens, bath towels, and select baby items are also provided.

LOST & FOUND: Although we are not responsible for personal items left behind, we will attempt to locate and return them to you. Items found in unit will be stored for 90 days, and if not claimed, donated to charity or discarded

HOUSE RULES please observe the following courtesies during your stay:

  • Please keep thermostat between 72°F and 76°F. Do not leave patio doors open while running heat or air conditioning
  • Please do not take bath towels to the pool or beach. You may use the provided pool towels at the pool or beach but please be sure they are returned.
  • This is a non-smoking home. If you do smoke we ask that you do so  outside away from the house and that you properly put out and  dispose of the cigarette outside.
  • No open flames or candles are allowed on the property.
  • No events or parties are permitted.
  • Please respect a courtesy quiet hour from 10 pm for our neighbors.
  • Only guests who are on the original booking are allowed stay overnight
  • Guests will incur a charge for missing household items including beach chairs,  towels, decor, chargers, etc.,.

CLEANING: ***COVID-19 UPDATE***A routine departure cleaning is included in the amount charged. We have reviewed and implemented CDC guided cleaning and disinfection procedures to ensure our homes are as safe and clean as possible. All of our cleaning solutions have disinfecting properties that are listed by the CDC and EPA to kill the COVID-19 virus, and all of our cleaning tools are disinfected before and after each use therefore minimizing the risk of any cross contamination. If there is any problem upon check-in, call our office immediately. If no phone call is received within one hour, acceptance will be assumed.

MAINTENANCE: Owner cannot guarantee air conditioning, pools/spas or other major or minor appliances. There will be no refunds on air conditioner, TV, cable, VCR/DVD, or appliance failures including any loss of utilities: electrical, water, internet or phone services. Please notify Owner at once concerning any problems and we will have the repairs made as quickly as possible. If a repair is necessary during Guest stay, Guest agrees to allow access to the person or owner, as applicable to make said repair. This access is non-negotiable and cannot be declined by Guest in order to maintain the integrity of the unit.

NO REFUNDS issued for delayed check-in or early check-outs, damage to guests’ personal belongings due to malfunctioning appliances or inclement weather including mandatory evacuation. Due to our climate and constant traffic through open doors and windows we do not issue refunds for unwanted pests (i.e. bugs). Substitutions, transfers and refunds will not be made upon arrival for any reason. We will make every effort to correct any problem reported upon your arrival. No refunds for pools/spas operational down times

PETS: Pets are permitted with certain restrictions. Please email host with your request for a pet and include breed and size. HOA has restrictions on breeds. A $150 pet fee will be assessed per stay.

LIABILITY: Guest is responsible for the safety and behavior of their children and guests.
